FAAC Welding & Fabrication: The Rockwall Owner’s Guide

We stock and install FAAC-compatible welding and fabrication parts for Rockwall homeowners, with most welded hinge replacements, bracket repairs, and gate frame fixes running between $240 and $580 installed. The work is usually done in one visit, and we carry enough FAAC-specific steel, brackets, and hinge hardware on the truck to handle most failures without a second trip. Most owners discover the problem the same way: a gate that suddenly sags, scrapes the driveway, or starts groaning at the hinge point when the opener fights to move weight it was never meant to carry.

The reality of North Texas is hard on welded gate components. Rockwall clay soil shifts with every wet spring and dry August, and a gate post that moves even a quarter inch transfers that stress straight into the welds at the hinge. What holds up in the display room looks different after five summers of expansion, contraction, and wind loading off Lake Ray Hubbard. When those welds crack or the bracket fatigues, the FAAC operator keeps pulling against a gate that is no longer square, and that is when the motor starts burning itself out trying to compensate for a mechanical problem it cannot fix.

Which FAAC Models This Applies To

Welding and fabrication work touches nearly every FAAC swing gate system we see in Rockwall, but the specifics depend on what your gate is made of and which operator is mounted on it. The FAAC 400, 402, 412, 415, 422, and 750 series operators all bolt to fabricated steel brackets or weld plates, and those attachment points are where we do most of our repair work. The S418 and S450 hydraulic operators show up most often on heavier custom steel gates around Rockwall County, and those installations live or die by the quality of the original weld at the gate post.

Here is what matters most: the operator model tells you what moves the gate, but it does not tell you what the gate is made of. We identify the right part by measuring the gate leaf itself, the hinge barrel diameter, the post size, and the existing weld pattern. FAAC operators are consistent across their line, but fabricated gates are one-off builds, and a hinge that fits a 14-gauge tube steel gate is wrong for a 3/16-inch plate gate. That compatibility gotcha is why off-the-shelf hinge kits fail early: they are sized for generic gates, not the specific steel that is already on your driveway.

On the OEM question for FAAC: FAAC does not manufacture the fabricated steel that hangs on your posts. They make the operator, the control board, and the hardware. The welded bracket plates and hinge assemblies are almost always locally fabricated or sourced from aftermarket manufacturers. Genuine FAAC mounting hardware is fine when it is available, but a well-made aftermarket bracket from domestic steel, welded by someone who understands gate loading, will outlast a stamped import. We stock both and will tell you straight which one makes sense for your gate. Ironworks Gate Co. is an independent service provider and is not affiliated with FAAC.

Signs Your FAAC Welding & Fabrication Is Failing

  • The gate sags at the latch side. When a bottom hinge weld starts to crack, the gate leaf drops at the free end. You will see a widening gap at the top hinge and drag marks on the driveway. The FAAC operator is now lifting the gate every time it opens, which shortens motor life measurably.
  • You hear a metal-on-metal groan during travel. That is the hinge pin grinding against a distorted barrel, which happens when the weld bead itself has stretched or fractured. Grease quiets it for a week, but the hinge is moving in a way it was never designed to.
  • The operator bracket is loose at the mounting point. If the bracket that connects the FAAC arm to the gate has egged-out bolt holes or visible play, the weld holding the mounting plate has likely started to fail. Every cycle hammers that bracket further out of alignment.
  • The gate shudders near the end of travel. That shudder comes from resistance at a failing pivot point, and the FAAC’s limit sensing will eventually fault out trying to compensate for the drag. The electronics are telling you something the steel already knows.
  • Rust staining runs down from a hinge or bracket. In Rockwall’s humidity and occasional ice storms, a cracked weld takes on water and bleeds rust. That stain is not cosmetic. It is a stress crack that has opened to the weather, and it will keep growing until the hinge tears out completely.

Replacement Cost & What’s Included

For most Rockwall FAAC gates, welding and fabrication repair runs $240 to $580 installed. At the low end, a cracked hinge bracket gets cut off, ground clean, and re-welded with fresh steel in about an hour. At the high end, a failed bottom hinge on a heavy custom gate means removing the leaf, fabricating a new hinge assembly, and re-hanging the gate square to the post while your FAAC operator stays untouched.

Every quote includes the labor, the steel, the rod and wire, and the grinding and finishing. We do not separate parts from labor on welding work because the part is being made for your gate right there in the truck. The price is agreed before we strike an arc, and it does not change. There is no surcharge for coming out, no hidden disposal fee, and no adjustment to the invoice mid-job. If the gate needs more work than the estimate covered, we stop and talk to you before continuing.

The work is backed by our 90-Day Done Right Promise in writing. If a weld we made fails or the gate falls out of square because of our repair, we come back and make it right. No paperwork, no argument.

DIY or Call Us?

What you can check yourself: whether the gate post has moved, whether the hinge bolts are visibly loose, and whether there is a gap opening in an existing weld. You can mark a crack with a paint pen and check it a week later. You can listen to where the sound is coming from and write that down for us when you call.

What you should not do: climb under a sagging gate to weld it yourself. A gate that has started to fail can drop without warning, and a 600-pound steel leaf does enough damage when it falls that we treat every under-gate repair the same way we treat working under a car. Cutting out an old bracket while the gate is still hung, or welding a hinge without bracing the leaf, is how people end up in emergency rooms. And no weld on hot steel should ever be made within two feet of a live FAAC control board or its wiring harness, because the spatter and the current can cook the electronics in the time it takes to run a bead.

If the gate is stained with rust at the hinge, if it is dragging, or if it sounds like two pieces of metal arguing, call us at (936) 715-3043. We will tell you over the phone whether it is a bracket, a hinge, or a post problem, and we will give you a straight answer on what it costs to fix.
